The window between completion and moving in
The best time to renovate a kitchen is before anybody lives above it. An empty property means no temporary kitchen, no dust in the bedrooms, and a company that can work without arranging its day around a family. Buyers who plan the kitchen during the purchase and order it at completion are the ones whose kitchen is fitted while the boxes are still in storage.
That means deciding earlier than feels natural. Measurements from the second viewing, photographs of the room as it is, a brief written before the keys, and quotes in hand at completion. On Mallorca the lead time for cabinetry and a worktop that reach the island by sea is what makes this worth doing: a kitchen ordered at completion is a kitchen fitted weeks later, not months.
And it means finding out what the building will allow before committing to a layout. A Palma apartment has a community of owners with views on water and waste. A village house has a stone wall where the plan wants a socket. A villa has a terrace the kitchen should face and often does not.
What to settle before the keys
- Whether the layout stays or changes – the single biggest decision for the price
- Whether the kitchen is opening into another room, and whether the wall allows it
- What the building allows: the community, the facade, the drainage
- What the electrical supply carries, and whether it needs upgrading
- A cabinetry level and a worktop preference, or an honest “not decided”
- Whether the property will be let, lived in, or visited
- When you want to be in, and what that means for the order date

Can I get quotes before I own the property?
Yes. A brief with measurements and photographs from a viewing is enough for companies to price against, and the quotes are what tell you whether the kitchen you have in mind fits the budget you have left after the purchase.
Should the kitchen be done before the rest of the renovation?
After the wet trades and the walls, before the decoration. If the whole property is being renovated, the kitchen is one part of that project and belongs to the renovation contractor’s schedule; the two are often the same request sent to different companies.
The old kitchen is fine. Should I keep it?
If it works and the layout suits you, yes, and spend the money on the worktop and the fronts. A kitchen that came with the house is not automatically bad; it is automatically somebody else’s.
