What a manager needs that an owner does not
A window. The work has to fall between bookings, or in the winter closure, and a company has to say what it can do in the days available and what it cannot. A kitchen that overruns into a booking is a problem that costs more than the kitchen.
A specification that survives guests. Porcelain or quartz rather than marble or wood, fronts that hide fingerprints, hardware that survives being slammed, appliances that need no explanation, and nothing that a guest can break by being a guest. The manager is the one who gets the call at eleven at night, and the kitchen should be chosen by the person who takes that call.
And a paper trail. The owner is paying and is not here; the manager needs quotes that describe the same kitchen, a decision the owner can approve from abroad, photographs at each stage and a handover that says what was done. That is what one written brief sent to several companies produces.

Can a kitchen be replaced between bookings?
Fronts, hardware and a worktop on sound carcasses, often. A whole kitchen with the layout unchanged, in a week to ten days, sometimes. A new layout, no. Say how many days there are and the companies will say what fits.
What should a rental kitchen be made of?
Porcelain or quartz tops, matt fronts that hide marks, cabinetry specified for humidity, robust hardware, and appliances that need no manual. The manager who takes the late-night call should choose it.
