A new kitchen is a decision about the room first
With a renovation the room argues back: the drain is here, the window is there, the wall is stone. With a new kitchen in a finished shell or a new build, the room is quieter and the decisions are yours, which is harder than it sounds. Where the cooking happens, where people sit, whether the kitchen opens onto the terrace, whether an island is the centre of the house or an obstacle in it.
On Mallorca those decisions have a local shape. A kitchen that opens onto outdoor dining for eight months of the year is a different room from one that does not. A property let in summer needs a kitchen that a stranger can use on the first evening. A house occupied for six weeks a year does not need a walk-in larder.
Settling that before anybody prices a cabinet is what separates a new kitchen that fits the house from one that fits a showroom.

A new kitchen in a finished shell still has a building around it, and these are the things a company will ask about.
- Water and waste positions, and whether they can move
- The electrical supply, and whether it carries an induction hob, an oven and a fridge at once
- Extraction: a route to the outside, or a recirculating hood
- Wall construction, which decides how tall units are fixed
- Floor level and finish, and whether the floor goes under the units or up to them
- Ceiling height, for tall units and for pendant lighting over an island
- Access into the room for a worktop slab in one piece
- Whether the room is finished, or the kitchen goes in before the plasterer leaves

How far ahead should a new kitchen be ordered?
Further than on the mainland. Cabinetry and worktop slabs cross by ferry, and a kitchen ordered for a property that will be empty in February has to be planned from the delivery date backwards. Ask every company for its lead time from order to fitting.
Can the kitchen go in before the rest of the property is finished?
Better not, unless the company is coordinating the whole refurbishment. Dust, wet trades and other people’s tools are hard on a new kitchen, and the worktop in particular wants to be the last thing fitted.
Does a new kitchen need a designer?
Not always. A kitchen company plans a layout as part of the job. A separate design stage earns its cost when the room is open to the rest of the house, when it is awkward, or when the finish is at the top of the market.
The property is let in summer. What does that change?
The kitchen has to work for a stranger on the first evening: an obvious layout, robust surfaces, appliances that need no manual. It also changes the timing, because the work has to fall between bookings.
